@humphreytalks: A new federal ruling starting May 1st has pricier monthly mortgage payments for most homebuyers - in the latest push by the US Federal Housing Finance agency. Under the new rules, high-credit buyers with scores ranging from 680 to above 780 will see their mortgage costs go up – with those who place 15% to 20% down payment experiencing the biggest increase in fees and rates. Under the revised LLPA pricing structure, a home buyer with a 740 FICO score with a 15-20% down payment will face a 1% fee - up from 0.25%. While someone with a 620 Credit Score will get a 1.75% fee discount if they put down 5%. What do you think of this change? #mortgage

As a person with a low score this is so unfair. People work so hard to keep their score high 😳

If you have the credit and the income to buy a house in the US, an additional $40 to your payment isn’t significant

You get what you vote for. You're a liberal in college, a dem in your mid 20s, and a republican in your 30s.

Got it. New strategy - stop paying unsecured debt and save it towards a bigger down payment, wait for score to drop = success

Is that only for people with new mortgages ? Or does it effect everyone including people who already have a fixed rate ?

It’s easy to understand… they just don’t want u to pay higher down payments… so don’t pay 15-20% DP… just do 5% to see better fees… tell them dude

Please correct this message. This is a one time fee up front not a monthly change for the life of the loan.

where is it at though? slightly higher interest rate? I guess it would have to be, a fee would be pretty big on the TandL statement

Doesn’t this give banks even more incentive to loan to high credit customers? More secure AND more $$$.
