@humphreytalks: The Tax Loophole that’s so good that Biden wants to eliminate it is the “1031 exchange”. So what is it exactly? A 1031 exchange is a tax-deferred transaction that allows investors to sell one property and reinvest the proceeds into another property, thereby deferring capital gains taxes. Biden has proposed to: limit eligibility for 1031, increase the capital gains tax amount, and cap the deferral amount to $500k for individuals. It has been an important method for those RE investors to accumulate wealth, but that may change next year. What are your thoughts? #realestate #1031exchange

This would mainly target crypto trading, since virtual currency is considered property

My cpa told me you have to be purchasing a house that is both more expensive and one that you’ll have a higher equity in for this to work?

The problem isn’t the 1031 exchange so much as the cost basis being reset when transferred…

Is cost basis used for investment properties also?

Doesn’t a 1031 only apply to a primary and not a investment?

Seems like it will be hard to get the votes for this in the House and probably the Senate too

I'm sure that loophole was put in place so you could buy a starter house and then a bigger house and then when you have more kids a bigger house

Do you list the property for sale first? Then identify the other one, then close on the original property?
