On this deal, I’m not only able to make a 40k commission, but I’m able to get the seller more than what he wants AND hook my friend up with a great investment opportunity💰 Since FHA financing is only 3.5% down + closing costs, it’s a low barrier to entry way to get into real estate investing. On this property, my friend is able 30k a year in CASH FLOW with just a 40k investment (25k down payment and 15k to furnish the units for short term rentals) Not a big win in terms of dollars for me but I ended up in a win-win-win situation.
