Landlords can not renew for whatever reason. Fair housing only applies at time of application. If a resident gives notice to vacate the landlord can’t make them stay. Works both ways.

This happened to me… They tried raising my rent in additional $800, but before I could sign or consider signing, they said that I had to move out so they could renovate.
