I just did a loan with no realtors involved. The seller lost out on $55,000 of the equity. purchase price was 125,000 when it could’ve been sold for 180,000. Realtors commissions would be a fraction.

Buyers agents are usually overpaid. my buyers agent basically said, use Zillow. drive by the neighborhood first and if you like, we will schedule a showing. He gave me a 50% rebate on the 3% fee.

The problem was the percent was fixed at 3% and not negotiable. So you were paying the same no matter not good or experience the agent was.
