They're spending 1.4 million to renovate each unit. That's such an insane amount of money. For 100k per unit any competent contractor can renovate those units to new. Ridiculous inefficiency

Ok I don’t necessarily disagree but $242k is NOT a monster salary in LA. It’s an avg professional salary. And for that position at a for-profit company it would be woefully underpaid.

I’m a contractor and yeah it definitely would not cost anything close to that to convert them to apartments even if they’re pretty rough. Can’t imagine any scenario where it’d cost that much

Okay this is not fully true though. The reality is that developers/landowners are not interested in having low income housing in their lots, and these deals are the only way developers say yes. 1/2

1) The restrictive covenants are 55 years long. Now rules in CA are in place that when covenants expire, they pay back city funds OR extend the covenant, usually 15-20 more years.

In my city they built little pallet house villages on a few empty lots. The little units have power and are insulated cost like 40k and that is still probably over priced.
