If you’ve been watching the Georgia housing market and wondering if it’s still worth buying right now… Let’s talk about what’s really going on — with actual numbers, not headlines. Right now, the median home price in Georgia is sitting around $380,000. That’s up just about 2% compared to last year — so yes, still climbing, but slowly. Translation: the market’s cooling just enough for buyers to breathe again. In Atlanta, prices are a little higher — average homes are selling for around $478,000, while the median sits closer to $395,000.,So your zip code seriously matters. If you want more bang for your buck, think outside the perimeter — places like Douglasville, McDonough, or Woodstock are huge value plays right now. One of the biggest shifts this year is inventory. Statewide, new listings are up about 12%. That might not sound like much, but it’s the difference between writing offers in panic mode…and actually having a minute to think before you hit submit. The average home in Georgia is staying on the market for about 55 to 67 days right now.Last year? That number was barely over 30. So you’ve officially got negotiation power again — and yes, I’m seeing seller credits, closing cost help, and inspection flexibility creeping back into contracts. And while prices aren’t dropping, they’re also not spiking the way they did in 2021 or 2022. Which means: if you’ve been waiting for the “bubble to burst,” it probably already did — it just deflated quietly instead of popping. And here’s a fun stat — Georgia’s still cheaper than a lot of neighboring states with similar job markets. Compare Atlanta’s median of $395K to Nashville’s $460K, or even Charlotte’s $415K — your money still stretches further here. Plus, property taxes are relatively low, and insurance rates haven’t skyrocketed like in Florida. So what’s driving demand right now? ✅ Job growth (especially tech, logistics, and construction) ✅ A ton of out-of-state relocations from Florida, New York, and California ✅ And — finally — more builders releasing inventory they’ve been sitting on since 2022. All of that keeps Georgia’s market stable without tipping into chaos. If you’re a buyer — here’s the real takeaway: You no longer have to fight 10 offers to get one accepted. You do have to know your numbers — and that’s where I come in. Because timing the market doesn’t matter as much as understanding your math. Chances are - when we re-open, we will see a small rebound rate reduction for a few weeks - and then this will go back to normal. HOWEVER, the real question, - is to figure out what the upcoming reports are going to say that are currently being delayed bc of the federal agencies who are not in office at the moment.
