rates are up because the fed quit buying mbs. rates are a little above where they were in 2007, that before fed started buying, and they quit buying in 2022

I think we're going to see the low 6s through 2025. Home prices will continue to creep up and inventory may improve. Seeing more buyer activity as Spring gets closer.
