From a 1 million dollar asset you can draw down 80% tax free. Purchase another property with that and tenant the first, paying off your tax free loan on the second property.

you havent factored in job security, ability to service the debt, unforseen circumstances over 20 years, fluctuating interest rates etc etc etc. You can only use super under a SMSF
