as someone who works as a credit analyst specifically commercial loans (aka business loans) please do not open a gym. everytime I hear someone say they want to open up a gym i cringe. RV park is okay, but location is key and could be more seasonal profits.

There’s a guy in my town I can’t say how he started but he owns a 2 story gym with either half or a full football field of turf on the first level it also has a full car detail center in it bc he’s a huge car guy has a Demond 170 and him and his brother just bought the drag strip and are completely turning it around just some inspiration it’s called CA auto spa in Amarillo I believe

my dad has bought 14 houses in the past 4 years, he finds fixer uppers and puts an offer of 20-50k, gets the to city code, then finances them 650-750 a month for the next 10-12 years. if he sold them outright most of them would be anywhere from 70-100k i believe.

As a gym owner, you gotta play the long game and don’t start from scratch but an already operating gym. 90% of gyms fail in the first year. And you won’t see the money coming in for a few years. Gotta do it for the love of it for the first few years

Hear me out, by land, where people can put their mobile homes but you don’t manage the mobile home only the land. Way more cost-effective and profitable. This is coming from a property manager, and one of my owners bought 150 lots, and collect rent for each lot, but doesn’t have to pay for any repairs to the mobile home only to the land. Which 99% of the time would be a fence if it comes down or gets damaged. And maybe a driveway.
