You do not need 20k. There are a lot of loans that require nothing. Better rates only require 3% of total loan. Closing costs can be negotiated with the seller. FHA/VA/USDA and first time homebuyers loans don’t require much if anything.

If you can't swing 20k as a down payment maybe homeownership isn't for you. Maintenance and emergency repairs could easily exceed that.

we bought our house in northern Florida last year and we did the first time home buyer program we didn't have to put money down or much for our closing costs. our house was 185,000 with 5.5% our mortgage is 1,369 that's with home owners insurance, and PMI. we were renting an apartment for 1,500 home repairs don't happen in one shot you fix as you go. we also moved away from the city so it helped out so much I'm a stay at home mom and my husband makes pretty good money. don't let any one tell you renting is better then buying it's been a life saver for us! all in all when we bought our house we only came up with about 8,000 for everything out of pocket we put what we did save in our savings and have money to fix the house as needed.

We bought a $180k house last year and total put down with closing $13k. But if we didn’t have to pay for closing it would’ve been half. You can always ask for the seller to pay for closing! Don’t get discouraged it will happen!! 💛

TN fha no money down seller came off price and is covering all of closing and it’s a new build that passed two inspections, 3 bed 2 bath 1500 square foot. Be patient! I got so discouraged. Also don’t go overboard or over pay! One thing our lender did was asked how much we wanted our mortgage to be and then told us how much house we could afford!

If you want the house you want .. yeah you’ll probably have to pay that … if your flexible with location and the house good credit then go for a usda loan .. if you’re a first time home buyer you’ll qualify for a lot of grants .. we paid probably 3k ish including appraisal and inspections

closing and down payment (3%) combined for our 185k house was about 16k. you don't necessarily need a 20k down payment, but you need a good chunk saved for everything else. the appraisal was $600, inspections were $450-900 each (we tried for 3 houses 🫠). moving expenses (we moved ourselves 160 miles), basic upgrades, furniture, etc we were easily in over 20k
