We’re starting to purchase a home we offered a 5.125% rate with a 0 down and we have cover 2-3k for closing costs down in south Florida as first time home buyers. Does that sound right to? It kind of seems to good to be true to me :(

We just went in contract on a home and my lender said we could technically buy down our rate a bit but he also said it would only bring our payment down $90 and we would come out our pocket $4,000 I said nope. I would rather refinance. This is my 3rd house I’ve bought in my life and never paid such high interest. Will refinancing be difficult?

Yes, futures market predicting a couple IR cuts in the next year but that doesn’t mean MR will drop significantly. Most likely scenario is MR to stay in the same range they have been in the last few years. 6 1/4-7%.

If I were leaving sellers credits on the table, at that point you’d definitely want to use the excess credits to buy down the rate correct? Not much maybe 1-1.25 points.
