Stage 4 Technical Design (as it’s known in the UK) is by far the most intensive work stage for architects, and one where we can bring great value. This is where we produce detailed technical drawings to obtain building regulations approval, to tender the project to contractors and for the construction of a building. Here’s the contents of a construction drawing package for a mid-century bungalow retrofit and extension: (1) Demolition Drawings (or as we now call them, Fabric Management Drawings, a positive switch that places the focus on salvage and reuse opportunities) (2) Foundation Plan (3) Below and Above Ground Drainage Plan (4) General Arrangement Plan (an overview of the entire project and a navigational tool, including door, window numbers, room areas, locations of sections, detail call-outs, etc) (5) ‘Type’ Plans (Floor, Wall and Ceiling Types) - colour coded and often referencing to schedules, these plans establish the material, thermal and performance criteria of each element. (6) Mechanical & Electrical Plan (coordinating quantities, positions, types, circuits and routes of services). (7) Roof Plan (pitch, arrangement, rainwater goods, etc) (8) Detailed Sections (drawings that cut through the building to describe requirements at key junctions, e.g floor to wall, wall to roof) (9) Key Details Detail callouts on sections signpost to these detail drawings of key junctions / interfaces. (10) Schedules (wall types, windows, doors, sanitaryware, ironmongery, decoration, etc). Symbols are typically shown on the drawings that reference to these schedules. (11) CDM / Health & Safety (on drawings we highlight project hazards that must be mitigated, typically with a caution symbol, description and reference to our Designer’s Risk Assessment) When done thoroughly, this information allows for accurate tender returns, reduces financial risk, ensures compliance (or better) with regulations, and upholds the quality of the built product. All design is supported by a trusted team of consultants, in this case the wonderful: @spark.structures @buildingenergyexperts @valeconsultancy 🔗Title Block in bio #architecture #technicaldesign #construction
