As an agent, I hate it when other agents inaccurately list the price range, like in ur example, the seller actually wants 3.3M but the listing price is 3 - 3.1M, I know that some agents think this is a good way to get more offers and interest in, but you're only getting interest and offers from the group of customers who are thinking this is MAX 3.1M or have a budget that is below 3.1M

Thank you! We offered 3.1, they countered at 3.3. We offered 3.2 (we have a much larger budget and think the property is worth this). Then the vendor decided they were out. No further negotiation, just decided not to sell. Off market realestate is frustrating.
