You could add a home equity line of credit to your mortgage to make the repairs more affordable. Or don’t forget you can back out, the right house shouldn’t bankrupt you, and there will be other options down the line. Please don’t let time pressure from your landlords make you do something that’s hard to undo.

Now that these issues are known if you back out & the sellers relist they will have to disclose these issues & price the home accordingly. 1000% you should be receiving a credit from them to cover these costs if you move forward!

if the sellers don’t agree to pay for anything and you back out they will be forced to disclose the things found on inspection to the new potential buyer aka fix them or change to as is with a price drop. Have your agent ask for things to be fixed or a price reduction.

Don’t get the house unless the seller is willing to do repairs. You will inevitably find new issues when you move in, and projects/repairs often end up costing more then anticipated and uncovering new issues. It’s likely 20k will be just the tip of the iceberg.

I don’t think it’s meant to be. My friends similarly bought a house that had needed repairs (electrical, roof, steps). They expected to put $30k in. Once they moved in, they realized the leaks were worse. Got those fixed. Leaks still 4 months later. Had to get those fixed. The 30k in repairs turned into just over $100,000 and it hasn’t even been 6 months. If you know about it now, imagine how much you don’t know about it.

Upside, it was caught and you have quotes. Some issues could cause them to lose multiple loans and limit their buying pool. $2100 is also a good sign for electric! All of those prices add up, we’re a year in with our house we bought from a DIY contractor 🫠 but if there’s no foundation issues or mold, don’t lose hope!!!
