dont wave the inspection, but also the inspection can't find everything. was going to buy one house in emporia and the inspection found that the foundation had termite damage, which the owners did not disclose. couldn't give them the benefit of the doubt because the inspection also showed someone had tried to fix the foundation improperly, basically they had some concept of what to do but used cheaper wood materials etc.

My house at one point had BLACK MOLD where it sucked air in, we were never told anything. (We also found pills and other random stuff when we moved in. They barely cleaned the house before we moved in)

They can’t sell something that they know has a material defect. The realtor could be in big trouble. Plus there is always the inability to secure the loan. That is in the contracts automatically

One of the few states!?!? No it’s a common law principal in every state. Va just strictly construes it.

Agent in the 757 area. This is really big. I never let my buyers buy without an inspection.

Actually in the standard purchase agreement in central VA, you can still get your EMD refunded back if you discover this during the inspection period! It’s an inspection contingency. Is it different where you are?

Bought a house in central Virginia, a month after closing the water line and a hot water pipe was supposedly leaking the entire time. Stuck with a 7K water bill and had to rip up the downstairs lol

we had a HUGE hole in our metal roof we didn't find out about till 27 days after signing papers and buying the house. was so damn frustrating. because the sellers obviously knew about it, it had already been "patched" once. inspector missed it.

in law school, we learn all about it… if they say non disclosure or give you a quitclaim deed, find experts to inspect the house or don’t even buy the house. The owners are not trying to sell their house in good faith!

Yes my MIL bought a 1.2 million dollar house (did no inspection) and the pool has never worked properly , the front door lets outside air in, the second floors AC doesn’t work and that’s just so far 😅

Also, hire a great home inspector. The most important purchase of your life should not be riding on a sub par inspector.

Finding this out the hard way. We bought our house about 6 years ago and EVERY summer it’s been having “duct sweat” and spent thousands of dollars trying to fix it to no avail. Side note: previous home owners knew it sweated because they gave the landlord special to just about everything and also knew we were very pregnant (8 months) when buying
