@alishacollinsrealestate: 💡SELLERS: If it’s screwed in, built-in, or mounted… it probably stays with the house. 🏡 Here’s what you can’t take when you sell your home — unless you EXCLUDE it in advance in writing: 📌 Built-in appliances like the microwave & dishwasher 📌 Mounted hooks, shelves, & towel bars 📌 Nice showerheads (yes, even those!) 📌 Window coverings & curtain rods 📌 Light fixtures — especially that fancy one you just bought 📌 Cooling systems & anything attached to the wall And don’t even THINK about ripping out that built-in closet system unless it’s excluded 🙅♀️ In Wyoming, curtains themselves can go, but rods stay. Some furniture or appliances like the fridge/washer/dryer can be negotiated, but it has to be in the contract. ✍️ Bottom line: Don’t assume you can just take what you love. I mean if you are super attached to some of these then replace them BEFORE taking your listing photos and booking showings. I don't know why that's such a hard concept for some people.

So we are going to be first time sellers, would it be wise to not put appliances included if we aren’t sure the house we are buying next has them? Ik it’s a lot more attractive if they are included.

we even left curtains. 1st house owners would trash in remodel. 2nd house the owners kept. I thought they had to stay. we bought a house that was a rental property. no curtain rode,shower head/rods or appliances. had closet rods not installed they probably would of not been included
