This works took a 2.6% for personal and for investments. Yes i paid 100k each as a down. But there are plenty with less down and even 0 down. Issue is people want finished houses.

lol. I tried this the early 90s in DC/VA/MD when we had a big downturn and we were trying to pick up underwater condos. It didn’t work at all. Sellers all wanted us to just assume their underwater home AND pay them 5-10% on top to give them something to pay list agent and pocket. Solid idea that didn’t work in reality, at that time. Too bad we didn’t do it since the market did rebound in about 10 yrs.

Most loans aren’t assumable and in order to take over the loan you have to pay the difference in selling price vs remaining loan in cash up front. Minor detail 😬
