This might blow your mind but what if there were no land lords to drive up housing costs? There’s no way to inject yourself in the middle of a process without inflating that process to accommodate you. Land lording is scummy. You’re not heroes. You inflate the housing market to carve out a profit.

My mortgage is zero. Is charge $1150. So does that mean I should charge $0? Like for reals. My rental is paid off. I still pay a manager, taxes, insurance and repairs. And also she pays $400 less than market rentals.

his analogy is different...you are charging a REASONABLE amount over given the risks of renting out...he's talking about someone PAYING exactly what you do but CHARGING 4050 a month....

How responsive to requests are you? A lot depends on that. However, doubling rent is not okay. Say a tenant has no issues, no problems for the entirety of the lease, why do you make that equity/profit when they are up-keeping the property?

The idea of “it’s now worth 200% of what I paid in 8 years” is the problem. This isn’t your fault. But claiming “it’s what the market dictates” is false. The market was artificially changed by the govt.

your rent isn't unreasonable but the big discerning factor here is that other people are building your wealth and not their own. A high house payment is still equity being built

I’d be paying extra on the principle to get it paid off sooner you have more equity if you need to take out a loan on the house to do said roof/ or other fixes so easy to be able to pay that back if you have a renter

You say they save money over buying but that's not true. After 30 years of a mortgage you a buyer has a house paid off After 30 years of renting the landlord has a house paid off. Those two are not the same.

You can try to justify it to yourself however you want to. At the end of the day the house is your asset. You're charging someone else for your savings account.

you need a cushion for when a tenant stops paying rent and it takes a year to evict them and when you finally get them out you find they did major damage.
