I turn out the lights if I didn’t see lots of other showings scheduled when I scheduled. When I’m the listing agent I try to put instructions as to what the seller wants in the showing instructions.

Depends if it’s owner occupied I will usually leave it like I find it. But if it’s a second home/weekly rental/new construction I will text the agent to see what they would like. If I don’t like the agent I will leave them on so they have to go back and turn them off

If you came in and all lights were off, all doors closed, all shades drawn and you had to turn on lights, open doors and open shades are you then going to leave lights on, doors open, etc. Leave it exactly as you found it!

I call the listing agent and ask if they want me to leave the lights on. This is a great opportunity to start building rapport with the listing agent especially if you’ve never met them.

I always turn the lights off at the end and then text the listing agent that I did so. A lot of showing agents don’t turn them off when they should.

listing agents will generally give you instructions on how to leave the property such as... turn off all lights lock all doors do not touch the thermostat etc etc. at least I do. even with those instructions I can't tell you how many times I received phone calls from Neighbors or the owner saying all of my lights are on and my doors are unlocked.
