It’s such a pain to carry everything up that 1/2 flight of stairs your groceries, all your shopping, your luggage when returning from trips. I moved to a new place and one of my dealbreakers was no stairs between garage & kitchen.

It’s a dropped garage. Look at the topo. Deck steps will be built and typically they pull the garage out 4’ to accommodate.

Flooding precautions. In high flood prone areas around Houston they're building house foundations 10ft high. But they make space to accommodate the staircase and leave plenty of for two cars.
