at R13500 rent over 30 years, you would have paid R4.8 million in rent as well and not have a property. That's if rent stays the same throughout

I placed myself and my husband under debt review almost 4 years ago my bond went from almost R7k to R4200 we went from paying 20 years to paying only 11 years the only thing with debt review is you cannot get credit anywhere but we were okay with that as we want to buy stuff cash anyway the interest went from us repaying over 20 years R1,7 million to R790 000 on a property costing us R700000 so I guess what I am saying is South African home owners should look at this option we in year 4 now and we have 7 years to go property ours and our names will be clean!!!

After 20 yrs of renting, you’ll have nothing, after 20yrs of paying off a house, you’ll have a house. Quick maffs

I think you missing A LOT of other variables yes. BEST scenario - Buy property and pay if off ASAP. That's what I did, paid of R3.6m house in 6 years. Now not paying ANY bond or ANY rent

I always say, never buy unless you can pay off the property within 5-10years. Otherwise, just rent.

This statement usually comes from people who never owned a property before. Until they own a property and see all the expenses that come with it. You’ll get a much better place if you rent than buying for the amount that you’re buying. Hope this make sense.

I have cash coming my way and I'm planning to buy a property cash, as my primary residence. I don't own any property at the moment but renting and I hate it because I don't have freedom to do anything in that apartment. is it a good idea to buy cash or get a bond?

Hi, Francois
The R77000 transfer fee will normally be added to the bond, correct??
therefore you pay R16200 per month. I assume your calculation is based on having R77000 cash available. Unfortunately many people in South Africa who qualify for a bond of 1.3 million doesn't have R77000 cash.
In my personal opinion, cash generating fixed assets is still the best, but one must first own the property as this is what rich people do.

Bond slighly fluctuates over 30 years. Rent increases on average 10% per year. So R13 000 rent will be R14 300 the following year, and it compounds. So in 10 years your rent will be R33 718 and going up. Bond will remain more or less the same unless there is something lile COVID again.

Wouldn’t it equate to the same amount thought? Renting at R13500 per month*12 months=R162 000* 20 years= R 3 240 000.
