This is going to sound terrible but in my zip code we don’t do anything like that. People know they’re going to have to do some wrk and buy as is, often for over the asking price. It’s a common complaint but it’s a very desirable area so sellers know that don’t have to do a lot to sell 🤷🏼♀️.
