This happened to my sister and brother in law. Luckily they had a bad feeling and notified the realtor and police before the banks opened the next day. Still their money was held up for weeks until the situation was resolved. And the persons were arrested

When I did my home loan they actual told us to get a check and don’t wire anything because of so many scams. Iv never had to wire money for any of our home loans….

How does this happen? Like how does the scammer know what attorney the buyer is working with to approximate their email address? Or am I misunderstanding what’s happening?

True story… this exact situation just happened with my hometown government. They had a building remodeled ($1.3m) and a email appeared to send payments a different route with slightly altered info and address… it is the biggest mess!!!!!

It’s no one’s responsibility to figure this out other than the customer. We are in 2025. Common sense alone (the last minute switch, the incorrect domain) should have dictated caution, beyond that the customer clearly should be looking at what they are doing

Never accept wiring instructions via email unless you've discussed it with your bank and reverified the info by calling their publicly listed number not a number in an email

I am a banker, unfortunately, these things do happen and clients are warned to triple check wiring instructions before sending a wire. It’s almost impossible to get back. They are given so much information on wire fraud and what to look out for if someone emails you telling you to change original wiring instructions.

Why not advise the buyer to get straight back to the bank and explain? It’s unlikely but the quicker they get there, the more chance it can actually be halted.
