A tip I was given: underwriters look at how much goes in vs. out to ensure you can make the monthly payment, and the total balance to ensure you can afford up front costs. Some specifically ask for ALL bank accounts and not providing them could be consider fraud. What to do: open a new account at least 6 months prior to applying for the loan. This will require a lump sum deposit into that account, which would vary based on your personal spending habits. Make one deposit into that account when you open it, and that’s it. Basically you’ll have a required expenses bank account and a free spending account. Right before applying for the loan, empty and close that new extra account you opened. When you apply for the loan and are asked for bank statements, you only have to provide statements for open accounts. You don’t have to provide them on any closed accounts. Just plan to not do any extra spending from the account you’re giving to the lenders while in the process. They may ask for 3 months of statements today, then a month from now ask for a more recent set of three months worth.

No this is so real though. Buying a house right now, we opened a HYSA a few months ago and deposited money into it that we want to use for the home. It’s the only account they care about lol

I have a weird question and don’t know if this is something you talk about. What’s the process getting a mortgage for a home you’d like to buy and restore after the house has had a fire? Can you even take a loan on a property like that? It’s for 17 acres and a barn too 😂 I do historic restoration for work and drive by this beautiful home every day I’m dying to scoop up and rehab. But there *was* a tiny fire in the back of the house
