Let me interject one item on this. As part of the deal, Ablon had to agree that Caven wrote its own lease. The the lease was not written by the landlord this time, it was written by Caven attorneys during the deal and executed at the time of sale.

Although I agree that commercial leases are landlord friendly, this was a unique deal that involved the sale of a building. I would wager that the 100 year lease for the gayborhood bars are quite ironclad knowing that this lease was part of the overall sale of the building itself.

Caven sold out the gayborhood. They will remain the property managers for whatever businesses they choose. But, what will be able to survive? And Mike? What class A offices want latenight clubs as tenants? But renderings or not, they have yet to break ground

Real estate rule of thumb is always highest and best use of property. Plus the tax authorities want more tax revenue. Maybe 10 more years the bars will be there but all properties transition.
