I’m not for or against buying homes. I rent my current apartment. But I dont think calculations like these take into account the many factors that impacts individuals through the course of the lives. Yes, buying and maintaining a house is more expensive. But at the end of those 30 years you are still left with a house that has appreciated in value, that you can either sell or rent out and generate cash flow while you move somewhere cheaper to retire. Considering the scenario where you invest the difference of buying vs renting into an index fund, you may get a certain return on your investment(which you say is 3 million but I dont know if your calculation is inflation adjusted). In any case, the end of those 30 years, lets say I have a certain amount of money saved by investing the difference. In that case still, as a retiree, I may feel that the security of having my own home would be better than having to rent at an old age. In that case, i would still need a home. I’ve seen a lot of similar calculations but I dont think these calculations take these things into account. I’d be open to hearing arguments against this

It seems like you’re not factoring in the equity you’ve built in the house and appreciation of the house over 30 years which are both very important aspects of home ownership. You’re not just breaking even you’ve converted your outflows into a tangible, debt-free asset. Renting only breaks even if you’re disciplined enough to invest the difference and get strong returns

On paper this is true. But finding a home to rent for 30 YEARS is a unicorn. Realistically, the owners would end your lease/not resign after a few years bc they want the house back to do what they wanna do with it… & you’re stuck looking for a new place, paying the cost of moving, security deposits, etc.

Some other considerations to add would be mortgage interest deductions and the cost of moving frequently if you are renting

With the cost of home ownership going up the cost to rent also goes up and renters have less protections.

you’ll NEVER be able to convince me that owning a home is a better investment than maxing out retirement accounts annually. truly good for you if you can do both, but i don’t think i will everrrrr be buying a home
