My realtor told me they have it to where the seller has to get a qualified inspector to make the repairs and they have to show proof it was done by one.. is this true? Bc I did request seller credits but she said we should go the route of asking the seller to make repairs first

When I work with buyers and we send in the repair request, I always get estimates and send that along with it and specify ABC Contractor. You’re absolutely right.

We almost didn’t close. We went to inspect and they redid the floors but never moved the furniture so when they moved out you can see where they had the furniture.

When I get asked to do a post repair inspection, I have to see the repair addendum. Wording matters. Repair roof...they gooped it with roofing tar. Its repaired but not properly. Its also why I use specific wording in my inspection reports, because so many realtors just copy and paste.

If the buyer wants to pick the contractor then they can pay for the repairs. I will gladly walk away from the deal if they come at me with that craziness. Move along to the next buyer.
