Genuine question what is closing cost? When I bought my house there wasn’t a closing cost just a 300$ transfer fee to change the deed I paid cash deed was clear the entire property had a recent survey

We put in a respectful offer- appraised more than which was nice. We didn’t want to lowball as we didn’t want to go back and forth- we asked for closing $ and they accepted. House was on for less than 24 hours- saw it liked it and was sick of looking. It’s been a joy working with them- even offered some of their furniture- they fixed everything we asked for. Started off respectful and respectful the whole way. Could have come in less- but it’s been worth it. Great transaction for all.

Because you need room for negotiation. The seller is going to come back and try to get more. So you need room for the back and forth.

We put an offer on a house with 5 other offers. We went in with what we wanted to offer. Didn’t matter to us about the other offers.

Or even real. I’ve had several notifications that there were multiple offers, yet the houses never sold. I’m suspicious that some agents are claiming that they have offers they don’t have.

Just went through this and it’s so true! They wanted us to reach what they said was their highest offer and we wouldn’t but we offered negotiable possession and took off concessions and it was accepted.

There were 4 offers on the house we just bid on, I wasn’t willing to offer any more than the houses in the same neighborhood sold for of similar specs in the last 6 months which was $675K. Appraisal came back at $670K and the sellers agreed to that. We also got them to fix both HVACs, non working toilet and slow draining tub in basement, update 2 spigots on side of house, and ensure the water heater worked since there was no hot water when we walked it. Only downside is there is a propane lease with an underground tank we will need to replace but house was in perfect location so hard to pass up. This is in the DMV area which is very competitive for good schools and our house is zoned for some of the best in the Maryland area.

Most of the "offers" turn out to be sellers agent making shit up. As a buyer, I don't want to be a part of it anymore. Even if it is a competitive situation I'd rather avoid it all together.
