I offered asking for offer. They accepted. After inspection, I asked for a new roof, 15k off the top and 10k in sellers concessions (issues with foundation and electric). I also asked for them to remediate and clean previous rodent evidence and to have all access points sealed. They paid for my realtor. Work it!

Yes this exactly! I Just closed with my clients! Had all closing costs covered for them. We also got full treatment for the pool, water boiler repaired, and the entire electrical rewired since outlets and lights weren’t turning on.
