NJ Landlord here, I would NEVER open my tenants doors without prior approval. Law is 24hr notice I believe. And IMO an email does NOT count. It needs to be acknowledged

Unfortunately if they let you know 24 hours with a letter in email, letter, etc they can come in even if you don’t respond I believe. My lease has it as well saying that’s the notice.

Most states requires written 24 hour notice if they wish to enter it for any reason other than emergency 🚨

Even if they had emailed a day prior I’m pretty sure they’re not supposed to enter until you’ve responded and tell them it’s ok to enter at a set day and time unless it’s an emergency.

The fact that the security bar was in place, should have been enough for them to know that somebody was inside. Can’t latch those bars from the outside… when they unlocked the door knob, and realized the bar was latched, they should have immediately stopped and called you.

As a landlord, I agree that there should have been a very loud “MAINTENANCE” call several times before coming in. Definitely a phone call when noticing there is an internal lock. They should also have uniforms or a visible ID and AT LEAST be severely apologetic once they realized you were shocked by their presence. I complete unit inspections bi annually and if I provide a written notice, knocked loudly, called out verbally, called, went to other apts on your floor to give some time and still no answer I would come in anyways. I am an agent for the owner, proper notice would’ve been given and I can come in with proper notice. I’m sorry you had that experience 💕

My apartment usually gives notice but sometimes they don't. They also just come in anyway if you don't answer because they have keys obviously. They do announce themselves and usually won't get in bedrooms or the bathroom if the doors are closed but 🫩 it sucks

The landlord must enter “in a peaceable manner” and not use force or threats. In New Jersey every lease contains an implied covenant that the tenant has the right to quiet enjoyment of the premises — that is, the right to live there in peace, without wrongful interference by the landlord or his/her agents. The email alone, in most cases, wouldn’t satisfy “reasonable notice”
