I prefer the Dresden files explanation, that living in a home creates a magic threshold that would weaken a magical being if crossed uninvited. Hotel rooms etc. don't have a strong threshold, houses with generations lived in have a nigh-impenetrable one.

its private vs public space. so any space that anyone can freely enter, so can a vampire (hotel lobbies, homeless shelters, etc.). As for living with multiple people only one has to give the invitation and it has to be a resident (no overnight guests and the like). a vampire would only go to a leasing company/landlord if they were going to make the building a feeding ground because the top authority of the residence gives permanent permission to freely enter upon invitation. (yes I am autistic)

according to folklore the reason why vampires (also demons) need an invite is because you are asking to let evil into your life. apartments and hotel rooms individually gets haunted so but if it's a house with roommates the whole house gets haunted. so yes even if you live in a cardboard box/squatting the vampire /demon needs an invite

The vampire cannot enter an abode without permission. Now I'm gonna refer to the BBC adaptation of Dracula. There he only needs permission to enter a room you are in to enter the whole building. You don't have to own the room nor does it necessarily have to be yours. You just invite them in once and they are free to roam around. But if they like to re-enter im not sure wether they need permission for that

a warrent wouldn't work. I asked my cousin who works for a law firm, and she explained that a warrent gives the police the legal ability to enter a home without permission, therefore the curse is not satisfied and they would still need permission from the one living there
